Our bank turned us down for a mortgage and a friend recommended Stephen Aitcheson. He took the time to understand our current finances and provided us with some great options. Accessing equity

The instrument you choose changes the cost

Refinancing, a line of credit and a second mortgage all reach the same equity by very different routes, with very different consequences.

01

You can get the penalty figure up front

Breaking a mortgage before maturity carries a penalty. Stephen gets the actual figure from your lender, so you're deciding with the number in hand.

02

A line of credit is not a refinance

One re-opens the whole mortgage, the other sits alongside it. Which is better depends on how much you need and for how long.

03

Self-employed income is workable

Branches routinely decline contractors and business owners over paperwork, even when the income is clearly there. Finding the lender who reads self-employed files properly is a broker's job.

Before you book: good to know

What does it cost to refinance before my term ends? Breaking a mortgage mid-term triggers a prepayment penalty, and lenders calculate it in different ways. Stephen requests the exact figure from your lender so you can weigh it against what you would gain, rather than estimating.

I'm self-employed. Is that a problem? It's a documentation question more than an affordability one. Some lenders are far more comfortable with self-employed income than others, and matching you to one of those is exactly what a broker is for.

Can I use equity for something other than the house? Often yes. What matters is the structure you use to reach it, and Stephen goes through the trade-offs with you.
